Midtown, which here means Midtown around Times Square together with East Midtown and Turtle Bay, has 55,970 homes in 1,073 residential buildings. It is a district of towers: the typical home is in a building of 20 floors, and just over half of all homes are in buildings that tall or taller. Elevator buildings hold 59 percent of homes and condominiums 31 percent, so nine in ten are in one or the other, while walk-ups account for 6 percent.

A third of the homes are in buildings that went up before 1940, the prewar co-ops and townhouses around Sutton Place, Beekman Place and Turtle Bay among them. The median year built is 1960, and 16 percent of homes date from 2000 or later; roughly a quarter are co-ops.

With the typical Midtown home in a building of 20 floors, a pickup here usually runs through a loading dock or service entrance and a freight or service elevator, on a schedule the building sets. The vendor door can be on a different street from the residential lobby, so name it in the building access notes, along with its hours and anything the front desk needs from us. For the walk-ups and townhouses, about 6 percent of homes, the floor and the stair are enough.
